Creating an Innovative Design in a Short Timeframe

The Challenge

Based on our reputation for delivering creative solutions on a short deadline, Applied Building Sciences (ABS) asked us to design a 10-unit townhouse-style apartment building from the ground up. The challenge was to fit these 10 replacement units into the same space as the original eight. In addition, they had to blend in with the surrounding buildings while using newer, lower-maintenance materials. Most important, we had to complete the design quickly to break ground the following spring.

The Solution

Thanks to our existing relationships with the necessary Ohio-registered consultants, we were ready to hit the ground running. By developing a unique, extremely efficient floorplan that maximized every inch of usable space, we were able to create 10 three-bedroom, three-bath units to replace the original eight studios. We also incorporated key exterior elements of the nearby buildings, such as mansard roofs and brick veneer. Our building became the property’s “new signature units,” unlike anything else in the complex. And instead of the 25 to 30 weeks it would have taken ABS to complete the design, we were able to deliver a highly detailed and coordinated construction document, set for permits, in just 16 weeks—well within the owner’s ambitious schedule.
