Our Process = Bigger Bottom Line

One major key to our success is our systematic Vivid Business Process. This proven procedure guides us through the major milestones of every project, ensuring an orderly and successful flow, with virtually nothing left to chance. It all starts with an unusually comprehensive property analysis, resulting in highly detailed construction documents that minimize improvisation, mistakes, and wasted time and money on the ground.

1. Advisory Consultation and Analysis

In this initial stage we walk the property taking photos and preliminary measurements, analyze our findings, and deliver a thorough report documenting all observations and our recommended resolution. Always detailed and insightful, this report is comprehensive enough in many cases to perform the actual restoration. If a more in-depth solution is called for, we can provide a complete architectural and engineering proposal for full construction documents, and proceed with the following steps.

2. Pre-Design

At this stage we ascertain the client’s goals and define the project’s scope and design direction, research zoning ordinances and applicable codes, and field-measure the structure if needed, including all walls, windows and doors, structural, mechanical, plumbing, and electrical elements, etc., to create as-built documents.

3. Design

Next, we create a program of spaces and how they relate to each other, and develop aschematic design based on functionality and desired aesthetics. Once we have an approved design direction, our team of engineers and architects begins design development, weighing solutions and integrating the engineering into the architecture until everything works perfectly together.

4. Construction Documentation

We then do a full code analysis to reveal and remedy any design problems, and put more and more detail into the plans. We start our interior design process, and add the engineering elements (location of return air registers, electrical outlets, etc.) into the architectural drawings. Everything gets dimensioned, noted, andspecified—which is why we are known for our thoroughness and attention to detail.

5. Interior Design

Beginning by establishing an interior design direction, we research material and color options and develop several concepts, fine-tuning as needed till approval. We then integrate schedules of each room into the drawing set.

6. Plan Review

We prepare plan review applications for the various government bodies, hand-walk the plans into the municipality for review, answer questions, and issue addendums if needed.

7. Bidding

As true partners with our clients, we are happy to answer Requests For Information, review substitution requests, meet with subcontractors and trades to help them understand the scope and drawings, etc. As an additional service, we can also make recommendations, attend post-bid interviews with the contractors, and even draw up subcontractor contract agreements.

8. Construction Administration

As an additional service, we can attend pre-construction and progress meetings, provide bulletins and construction change directives, review shop drawings and material submittals, join inspections, review contractors’ pay applications, and provide field observation reports.

9. Closeout

Finally, we will inspect the project and create a punch list of deficiencies and corrections, review owner’s manuals and warranties, and professionally photograph the final project. As an additional service, we can also review final pay applications and lien waivers, and prepare and review final as-built drawings based on the completed new construction.
